Lichty Construction is the first in
our area to earn the ENERGY STAR - a home must meet strict guidelines
for energy efficiency set by the U.S. Environmental Protection Agency.
These homes are at least 15% more energy efficient than homes built
to the 2004 International Residential Code (IRC), and include additional
energy-saving features that typically make them 20-30% more efficient
than standard homes.
Builder Checklist
How can the home owner
make sure they are comparing the same bid?
1. Sq/ft allowance for flooring
2. Sq/ft allowance for kitchen cabinets and vanities
3. 6-panel doors
4. Colonial trim for casing and baseboards
5. Vinyl siding .042 thickness
6. Risor step is 7.75" x 11" treads
7. Kitchen cabinets made of oak with crown molding; drwrs dovetailed
8. Allowance for front and exterior doors
9. Use Overhead Door Company for garage doors (lifetime guarantee)
10. Insulation R-44 attic; R-19 walls
11. Insulate all common and living walls
12. Sheetrock garage (common walls and ceilings)
13. Use treated
ACQ lumber sill plates
14. E-Gress window in basement with cover, grate and ladder (if applic)
15. Use ACQ lumber on all bottom plates of basement walls
16. Basement walls are poured
17. Garage size is 26'x28' (not 22'x22') with separate doors
18. Allowance for door knobs, towel bars, lights, plumbing fixtures
19. Windows and Patio door
20. Bid presented is Guaranteed unless owner makes changes
(Bid is signed by builder, which protects homeowner from unforeseen
expenses)

22. If open case stairwell, then 3 spindles per foot

When I quote a person a price (unless
they make changes) I guarantee my price, the bid doesn't change; I try
to accomodate or meet desires of home owner, within the scope of design
(i.e. I won't dig a basement too deep that sacrifices slope of dirt grading,
thus making future water problems in basement); whether it be a custom
